The Legislation in Victoria is called, The Owners Corporation Act 2006 and the Owners Corporation regulation 2007 in which the owners corporation must comply. Each strata scheme is called an Owners Corporation and has an administration fund and a maintenance fund (Over 100 Lots or $200,000 turnover) that is reviewed in the annual general meeting.
The administration fund budget covers items such as general maintenance, insurance premiums and small recurring expenditure. The maintenance budget is used for future and major capital expenses, such as painting, pool or fence replacement that is the responsibility of the body corporate. Complexes are either self-managed or managed by a body corporate manager.
